A home inspection is a visual examination of a house’s condition and its systems and components, typically conducted by a professional home inspector.

The purpose of a home inspection is to identify any potential problems or defects that may affect the safety, value, or habitability of the home.

However, it’s important to know, a home inspection is not a mandatory repair list. You should also know that homes can’t “fail” an inspection. An inspection is the opinion of the licensed inspector as to the condition of the home at the time of the inspection. There’s no pass/fail grade for a home. A home inspection is more like a status report.

What does the home inspector look at?

During a home inspection, the inspector will typically look at the following components:

  • HVAC system
  • Exterior and interior walls
  • Windows and Doors
  • Attics
  • Kitchens

What should I do during the inspection?

At Detailed Inspection Service, we encourage potential buyers to follow the inspector during the inspection process. “I want them to be involved in the inspection process. It’s about education,” said inspector Rob Gisch.

In addition to discovering potential issues or concerns about a property, a home inspection is about education, especially for first-time homebuyers.

The inspection gives buyers a chance to learn the ins-and-outs of their house. Where’s the main water shut-off valve? How do you use an electrical breaker box? 


When will I receive a report?

Following the inspection, Detailed Inspection Service will send a home inspection report to you via email within 24-48 hours from the time the inspection is performed.

The inspector will typically provide a detailed report of their findings, including any potential problems or areas of concern. This report can be used to negotiate repairs or price adjustments with the seller, or to help you plan for future repairs or upgrades.

The report will conform to the laws of the State of Illinois and the Standards of Practice of the American Society of Home Inspectors. It is important for home inspections to be performed by a professional, licensed and insured home inspector.
